WHAT: Lauren Glenn, a new townhouse subdivision located off the Glenn Highway between Turpin St. and Boniface Pkwy.
Lauren Glenn will initially consist of 72 townhouse condominiums of varying floor plans, with 3-4 bedroom layouts available and two-car heated garages. All come standard with a Building Energy Efficiency Standard Certification as a 5-star energy rated home.
Spinell Homes specialist Kevin Sigafoos said the new development's architecture and exterior finishes would set it apart from most recent townhome neighborhoods in Anchorage. "Thought was given to assure that every home in Lauren Glenn has access to a generous size backyard that can be fenced by each individual owner," he said. The design also strives to position each unit to take advantage of exposure to the sun and views of the Chugach Range.
WHERE: Lauren Glenn is at the end of Whisperwood Park Drive, which runs west off Turpin, east of Boniface Parkway. The subdivision is reached from the frontage road and Glenn Highway for direct access to downtown Anchorage and Eagle River. The location is well-suited for commutes to the University/Medical District via Tudor Road, DeBarr Road and South Anchorage via Boniface and Dr. Martin Luther King Jr. Avenue and Elmore Street. It is two miles from Tikahtnu Center and 1.4 miles from the Boniface entrance to Joint Base Elmendorf Richardson.
COST: The initial 72 units will be valued between $15 million and $20 million dollars. An additional 19-acre parcel could raise the total project value to $60-$80 million when completed.

WHY: Sigafoos says, "With homes under $350,000 in short supply and increasing demand for entry-level housing, Lauren Glenn is designed to help fill that niche. Particularly in the four-bedroom category which is virtually non existent in this price range. Lauren Glenn has several freshly designed four bedroom plans ranging in size to over 1800 square feet priced under $300,000. With the local population expected to continue to grow and housing becoming scarcer in the entry level category, it is expected that Lauren Glenn, with its affordable pricing, will have broad appeal to a host of buyers."
WHEN: Lauren Glenn is under construction now with a few homeowners already living in the subdivision. The full project is expected to be a multi-year development as demand dictates.
